The Maintenance Management System (MMS) is an essential tool for evaluating and managing the condition of sewage systems, particularly in large industrial facilities. This study highlights the significance of the Computerized Maintenance Management System (CMMS) in this context. The implementation of an MMS for sewage systems is driven by multiple objectives, including infrastructure preservation, environmental protection, regulatory compliance, operational efficiency, cost savings, asset lifecycle management, risk mitigation, data-driven decision-making, and sustainability. A case study in the Kariakoo area of Tanzania is used to illustrate the importance of MMS in optimizing the availability performance of sewerage systems. The study employs a mixed-methods approach for data collection and analysis, utilizing interviews, questionnaires, observations, and documentary reviews. The Relative Importance Index (RII) is applied to assess the significance of various factors affecting sewerage system availability performance. Key findings reveal that infrastructure age and condition, budget and resource practices, and preventive maintenance are the most critical factors influencing sewerage system availability. In contrast, factors such as wastewater composition, public awareness and behavior, regulatory compliance, and environmental factors are of lower importance. Factors like design and capacity, technological advancement, and material quality are moderately important. The study concludes that tailored maintenance strategies should consider the unique context of each sewerage system. Policymakers, urban planners, and system operators can use these findings to develop effective maintenance management strategies that prioritize critical factors, ensuring the sustained availability and performance of sewerage systems.
